About Strength & Risks

Why this IPO looks interesting

Key positives investors may want to consider before applying.

01

Wide presence across India

Horizon Industrial Parks has built a sizable network of 58.58 msf across 45 assets in 10 cities. Its properties are spread across some of the country’s key industrial and consumption markets. The company also operates 17 in-city centres covering 6.91 msf.

02

Diversified customer base

Horizon had 118 customers as of May 31, 2026. Fortune 500 companies accounted for 54.05% of the committed operational network. At the same time, no single customer contributed more than 10% of gross rentals. Existing customers have also continued to take up additional space, with repeat engagements accounting for 40.65% of the incremental area contracted since FY24.

03

More than just warehouse space

The company’s offering goes beyond leasing real estate. The company also provides infrastructure and operational services, allowing customers to manage several requirements through the same platform. Its facilities follow Grade A+ specifications and typically include 12-metre clear heights, wider roads and modern fire safety systems.

What investors should watch closely

Risk factors and possible pressure points around the offer.

01

Occupancy risk

The company had 93.5% committed occupancy as of May 31, 2026. That leaves some space still to be leased. If the company is unable to fill this space on time, rental income could be lower than expected.

02

Lease renewal risk

Not all of the company’s properties are held on freehold land. Seven of its 45 assets are on government leasehold land, one is on privately leased land and 13 are held under CWC concessions. Any issue with renewing these arrangements could have a bearing on the company’s operations.

04

A sizable development pipeline

Horizon has a 120-member in-house development team and delivered 11.93 msf across 19 assets between FY24 and May 31, 2026. There is still significant room to grow within its existing network with around 30.03 msf of developable potential. This could support the company’s expansion over the next four to five years without requiring it to build an entirely new network from scratch.

05

Early presence in in-city logistics

Horizon has 17 in-city centres across seven metropolitan cities. These facilities cater to businesses that need inventory and fulfilment centres closer to their customers, particularly for last-mile delivery and micro-fulfilment. The company plans to develop another 14 centres over the next two to three years, which could further increase its presence in this segment.

06

Backing of an experienced sponsor

Horizon is backed by Blackstone, which had more than 1.2 billion square feet of logistics holdings globally as of September 30, 2025. The management team also brings substantial sector experience with its KMPs and SMPs having more than 25 years of combined experience across real estate, engineering, development, leasing and asset management.

One land parcel faces acquisition

A 31.625-acre parcel owned through a subsidiary has been identified for acquisition by the Karnataka government. If the acquisition goes through, the company will lose the land. The amount of compensation it receives may also be lower than the value it places on the asset.

04

High capex requirements

Horizon has 30.03 msf of developable potential that it plans to build over the next four to five years. Building out this pipeline will require substantial investment. Cost increases or delays could therefore affect the economics of these projects.

05

Customer concentration risk

The company’s warehouses and industrial facilities cater to e-commerce, FMCG, retail, third-party logistics and manufacturing companies. A slowdown in any of these sectors could mean lower demand for additional space.

06

Execution risk

Horizon is working on new projects, acquiring existing assets and expanding its in-city network. This makes execution important. Delays in land acquisition, government approvals or construction could push projects out and delay the income expected from them.
